A high-tech system has been chosen that integrates aerothermal energy and underfloor heating/cooling and which, combined with a construction design close to the Passivhaus standard, allows for a considerable reduction in consumption, thus demonstrating the promoter's commitment to energy efficiency. The consumption, performance and operation of the machines are monitored remotely via BMS gateways together with the other developments in the promoter's control system. This allows data to be analysed in order to improve construction systems, advise tenants to adjust their energy consumption and carry out maintenance tasks. In addition, tenants can consult their home’s data to see the indoor and outdoor temperatures and the consumption of each room. The installation of the indoor machine in a room located outside the house facilitates access for the maintenance staff and avoids inconvenience for the tenants.
All this has succeeded in changing the standard of social rental housing installations to a high-tech, low-consumption, clean energy system, thus paving the way towards more efficient buildings and offering the end user the highest level of comfort in both summer and winter. Being able to monitor remotely is a fundamental part of the improvement process, as «what cannot be measured cannot be improved». In this respect, Panasonic allows remote access to consumption and performance data and incorporates this housing development with developments which are not social housing, which creates a database of consumption data according to construction systems and maintenance. This database will be used to develop future housing developments Increased energy efficiency and low energy consumption give the development more prestige, which translates into longer lease durations and shorter periods between leases.
