The objective is the comprehensive refurbishment of a building in the centre of Pontevedra and extending it to be used as a senior citizens' centre for DomusVi. DomusVi will invest 7 800 000 euros in a new residence for the elderly in the heart of the city of Pontevedra. Specifically, the centre will be located in Calle Doctor Loureiro Crespo, in the former headquarters of the Guardia Civil. The residential complex will offer 118 private places for the elderly.

Challenge

The residence will have 6 floors entirely dedicated to caring for the needs of senior citizens. The first floors will be used for the reception, administration and therapy areas, gymn, living room, dining room, cafeteria and garden. The 46 single and 36 double rooms available in the centre will be distributed between the 3rd and 6th floors. As it was a refurbishment, the layout of the first 3 floors had to be changed several times.

Solutions & Tech Applied

Introducing VRF systems in refurbished buildings with low ceilings, old floors and stone walls is always a challenge from an installation point of view. The biggest challenge has been to incorporate an air renewal system and to ensure that the final aesthetics create a homely and comfortable space. Replacing the traditional heating system with a heating and cooling system and air renewal has ensured that the communal and individual rooms of the residents and employees are comfortable, all managed from a centralised control system to optimise consumption. In this way, DomusVi will build a residence with the usual high quality standards for its new buildings.

 Knowing the quality and versatility of the Panasonic product, both DomusVi and Sogeman decided to adjust the original project to create a more efficient system with better performance and low consumption. This is not the first DomusVi to run with Panasonic, but in this case the property is not owned by DomusVi, but is rented. In the opinion of the project team, having seen the result of Panasonic's proposal, this could create a new standard for future projects.
